     In 2009, 84 single-family homes sold in Sixteenth Street Heights for an average sale price of $448,617. The average list price was $457,796.  This represents an 83% increase in the number of sales and a 20% decrease in the average sale price from 2008. Homes were on the market in 2009 for an average of 88 days. By the end of 2009, there were 13 single-family homes on the market and 11 houses under contract.

    The average sale price in 2008 in Sixteenth Street Heights was $561,677. The average sales figures for 2007 and 2006 were $642,364 and $602,109, respectively. The average list price was $579,690 in 2008, $651,202 in 2007, and $606,177 in 2006.

    The larger homes in the neighborhood were built on Sixteenth Street and reflect the grandness of those on the street in the neighborhoods to the south. On the streets traveling east toward Georgia Avenue are more modest single-family homes of brick Colonials or small Victorian or cottage-style houses with front porches. The Tiffey homes on Arkansas Avenue have large second-floor porches, expansive windows and block glass. There are also several rows of townhouses of Tudors, flat fronted or front porch styles. Renovation of older buildings by new residents spread to Sixteenth Street as it did in Columbia Heights and Petworth. 

HIGHLIGHTS

    Sixteenth Street Heights continues the ambiance of Crestwood and Columbia Heights. It also gained in popularity with prospective homeowners. The western side of the neighborhood is bordered by Rock Creek Park and by Crestwood, one of the, if not the, premier neighborhoods on the upper east side of the park. The William H. G. Fitzgerald Tennis Stadium and adjacent tennis courts and playground and soccer fields and the Carter Barron Amphitheatre are a block or two away.

    Neighborhood amenities include the Emery Recreation Center and the Hamilton Recreation Center. The British School of Washington is situated on Sixteenth Street. The Academy of Ideal Education, an African-American holistic primary, middle and high school, is on Gallatin Street. Brightwood Elementary and West Elementary are also in Sixteenth Street Heights. Brightwood Elementary is currently being renovated into a modern glass and brick structure. Local shopping is located on Georgia Avenue, and residents have easy access to Silver Springs and the Beltway and to downtown and other areas of the NW by way of Rock Creek Parkway and 16th Street.

HISTORY

      Much of Sixteenth Street Heights was part of the original Brightwood neighborhood (see history of Brightwood).  The first development of Brightwood was Brightwood Park which is located in the northern section of Sixteenth Street Heights. It was built on land which had belonged to the descendents of James White, the first resident of the region, who sold the 82 acres thinking a university would be built on his former land. The subdivision consisted of 33 blocks, with average 50x150 site lots, and, by 1894, 34 frame houses were constructed. Other small developments followed over the years including Tiffey Townhomes in the late 1930s.
